Due to the high numbers of fatalities from carbon monoxide poisoning, legislation was introduce to ensure the occupants of tenanted flats are protected from unsafe installations.

 

Landlords

As a Landlord or Managing Agent, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998, specifically, deal with the duties of landlords to ensure, gas appliances, fittings and flues provided for tenants' use, are safe.

 

The landlord should ensure an annual safety check is carried out on each appliance and/or flue that is provided for tenants use.

Carbon Monoxide Poisoning

Carbon monoxide is an odourless, colourless and toxic gas. Because it is impossible to see, taste or smell the toxic fumes, CO can kill before you are aware it is in your home. At lower levels of exposure, CO causes mild effects that are often mistaken for the flu. These symptoms include headaches, dizziness, disorientation, nausea and fatigue. The effects of CO exposure can vary greatly from person to person depending on age, overall health and the concentration and length of exposure.
